Buying Off Plan Put Grandma's Move Back On Track

When Carole Richardson decided to move house to be closer to her family in Twickenham she was determined not to compromise on the quality of her new home.

The property journey from her old home in Epsom, Surrey, took longer than she expected, and after more than a year since she first started her search she was still no closer to finding a new base to start this fresh chapter in her life.

It was a special moment for Carole who had been looking for 15 months for somewhere that suited her. Several times she went through the frustration of a sale falling through on her old house, stymying her efforts to get closer to her family.

“I like Teddington,” she explained. “It has a lovely atmosphere and is a good base from where you can get everywhere, if you want to. It’s nice, very nice; it ticks all the boxes for me.”

She used to work as a PA in a government department before semi-retiring and now she has a role working in the NHS.

“All in all when buying a Linden Homes property, I found them to be very client-orientated and that was a big tick for me,” she said. “It was a tailor made service that was on-going – it’s not just quick-do-that and then off. They took the pain out of moving, it was a brilliant service.”

To people struggling to build up funds, the government-backed Help to Buy initiative can give extra support – even to those with a deposit as small as five per cent. It applies both to first time-buyers and people looking to move further up the property ladder.

It works by the government providing an equity loan of up to 20% of the value of any new-build home worth up to a maximum of £600,000. This can be repaid at any time or until the home is sold, with the added benefit of the loan being interest free for the first five years!

With the equity loan added to their deposit, buyers are in the easier position of effectively only needing to agree a 75 per cent mortgage from a bank or building society to secure their dream home.

PART EXCHANGE

For home owners, a move can be made even simpler through Linden Homes’ Part Exchange scheme. Eligible buyers choose from a selected range, and within seven days a valuation on their property will be made by three local estate agents.

Next a cash offer is made, as long as your current property is not more than 70 per cent of the value of what you want to buy. The only thing left to do then is set a move-in date and get packing.
