A first-time buyer couple who had despaired of ever saving enough to buy a property have moved into their brand new Linden Homes apartment, thanks to the government’s NewBuy five per cent mortgage scheme.

Sarah Bunting, 33, and Michael Lineham, 30, recently collected the keys for their brand new home at the Orchard Grove development in Ruislip, London, after years of trying to build a big enough deposit.

Sarah explained: “We were getting despondent about the fact that we needed a 30 or 40 per cent deposit to buy, which we were never going to be able to save while we were still renting.

“We had initially looked at the FirstBuy scheme but didn’t qualify so when we went to go and see Orchard Grove we were delighted that NewBuy was available to us. It was so easy from start to finish.

“We only needed a five per cent deposit – something that was far more manageable for us to save – and the process was smooth thanks to the simplicity of the scheme. We first went to look at the development in May and we’ve moved in just two months later.

“People say that moving house is one of the most stressful times, but it really hasn’t been for us. From the beginning the sales executives at Linden Homes made the whole process easy for us and because of the good rates we’ve been able to save a bit of our original deposit so we could furnish our home and save a bit for a rainy day.”

Sarah and Michael both grew up in nearby Pinner and are now just 10 minutes away from Sarah’s parents, who are pleased they’ve been able to buy.

Sarah said: “Without this government scheme we, like other first-time buyers out there, wouldn’t have been able to buy our own home. We looked at both new and second hand homes but we felt reassured that by buying a quality new home we wouldn’t run into any problems down the line. The 10-year NHBC guarantee gives us peace of mind and I love the fact we have a blank canvas we can put our own stamp on.

“One of the best things about our new home is that instead of sharing with other people we now have our own space so we can invite our friends and family over and really make it our home.”

Further mortgages available to buyers

Linden Homes has worked with a number of major high street lenders to bring affordable lending to buyers across the country – launching a range of products with varying loan to value bands across houses and apartments.

For example, ‘Step Up’, offers a rate of 4.99 per cent, fixed until April 2015, on a 95 per cent LTV mortgage on houses at its developments nationwide. The scheme was extended just last month thanks to a partnership with Newbury Building Society which provides even more competitive rates to buyers in the central southern region.

Alongside Step Up, Deposit Assist has been designed to help buyers bring a bigger deposit to the table, and Family Assist enables parents to take out an unsecured low rate deposit loan to put down as part of a child’s deposit.
