Wadebridge: Cornwall’s best touch in a modern town

Voted “Best Place to live in the UK” by the Sunday Times in 2020, Wadebridge is a great place to put down your roots. Known for being the starting point of the Camel Estuary, Wadebridge is a lively town in the North of Cornwall and it offers the best of both worlds: it’s close (5 miles) from some of the UK’s most beautiful beaches while it offers a typical Cornish experience.

The local amenities of Wadebridge village are just a few minutes’ walks away from home including a Co-op, Post Office, a florist, and a vet surgery for your fluffy friends.

Our new houses for sale in Wadebridge are surrounded by the beautiful countryside where the views and activities are on your door-step, without the tourist-related downsides. Whether it’s a morning stroll along the Camel river, a jog on the beach, a hike along the Camel Trail or a weekend at the Lowarth glamping, you won’t be left without a choice for enjoying nature in your free time.

Of course, the Cornish town has to be enjoyed too. Food lovers will be surprised by the abundance of British and international choice in such a small town. Enjoy authentic, modern Thai street food at the Tiny Thai, pop in the Salt Box if you’d rather taste Indian delicacies or treat yourself and your family to a posh brunch at the Relish coffee shop, all within a 1-mile
radius from these new homes.

Those looking for shopping experiences will relish the small boutique shops in Wadebridge. The high street is packed with independents, including the excellent health food shop Elixir, bookshops, butchers, home interiors such as the Hawksfield, high-end delis and large supermarkets.

What’s close to Wadebridge?

The Camel Trail, 17 miles of walking paths along the Camel river, starts at Wenfordbridge and ends at Padstow, with Wadebridge in the middle of it. The beaches on both sides of the Camel Estuary are just spectacular, which make them a perfect place for a day out with the children. For the sea lovers, head on to Polzeath for surfing and Rock for sailing and water-skiing when you are looking for an exciting weekend in and on the water.

If you like a more relaxed way to spend your time, Wadebridge has an independent cinema, tennis courts and several sports clubs as well as a leisure centre. Bodmin Moor AONB is nearby (18 miles) and it’s also easy to drive up the coast to Boscastle (20 miles) or to Tintagel to admire the Castle (15 miles).

The popular town of Newquay is a little further afield (16 miles away) and offers an abundance of shops, places to eat and the spectacular Blue Reef Aquarium, which is a perfect place to entertain and educate children and adults alike about the wonders of the sea. Newquay is also home to some of the most spectacular sea-side restaurants for all tastes and budgets, where you can admire the coast from above the cliffs.

Local Schools and Education

For families moving into this area, the town offers an excellent selection of ‘Good’ Ofsted-rated schools for all ages within a 1-mile radius from our new homes for sale in Wadebridge. Wadebridge is home, in particular, to St Breock Primary School, Wadebridge Primary Academy and the Hawksfield Nursery for the little ones, all within 1 mile away.

Older students are well catered for too when it comes to secondary schools in Wadebridge Secondary School is 0.3 miles away. For those members of the family preparing for University, the Duchy College provides all sorts of further-education routes and has a good reputation.

For those considering university, the University of Exeter (Cornwall Campus) is only 32 miles away in Falmouth and offers a wide range of courses.

Transport and Travel

Wadebridge is easily accessible from the A39, which is one of the main roads heading North-East from Truro through Wadebridge and onto the North Cornwall and Devon coast, making it ideal for commuters and those eager to explore the rest of the South-West’s glorious coast and hidden gems. The A39 is also connected to the A38 which drives south-east to Plymouth (40 miles) and south-west to Falmouth (36 miles). Exeter and Barnstaple are also easily accessible although a bit further to the East with 70 and 68 miles respectively.

For travel by rail, the nearest train station is Bodmin Parkway (11 miles away), which can be accessed by bus from Wadebridge. The 11a bus runs from Bodmin Parkway to Padstow via Wadebridge. The station provides regular services to Exeter (1h 52 mins), Falmouth (1h 8 mins) and Plymouth in less than 1 hour.

For air travel, the closest airport is in Newquay (16 miles away) and provides weekly flights to Cardiff, Bristol, Guernsey and Brest (France) for a weekend getaway.

Smooth Move is available on selected new Linden homes only. Acceptance is at our sole discretion. We reserve the right to refuse to agree to Smooth Move and we are under no obligation to give reasons why. We will instruct local estate agents to undertake an independent valuation and marketing advice for your current home before we make you a proposal on a marketing price for your home. The realistic sale price may be lower than an initial marketing price and is based on a sale within a specified timescale fixed by us. You have the final say at the price at which the property is marketed, but Smooth Move will not be available if the price at which you wish to market your current home is higher than we think is realistic or the timescale is too long. You must agree: 1. No party is currently negotiating to purchase your current home 2. No introduction has already been made by another party 3. Not to instruct another estate agent to sell your current home. You may need to leave a full set of keys and agree to access accompanied viewings for potential buyers with the appointed estate agents. You agree that Linden Homes will determine which estate agent is instructed and the terms of that appointment. It is not guaranteed that a buyer will be found for your current home or that any buyer will be willing to pay the price you want. Linden Homes may continue to market your chosen Linden home and reserves the right to take a reservation on this home until the sale of your current home to a third party is agreed and you pay the reservation fee on your chosen Linden home. In this case, if available, an alternative home may be offered, but there is no obligation on either party to proceed with Smooth Move. Any sale of your current home to a third-party buyer is at a price approved by you. A reservation fee is payable to Linden Homes for the purchase of your chosen Linden home at the agreed price, when you agree a sale on your current home. You agree only to confirm agreement of sale with a purchaser who can achieve an exchange within 35 days and who has been financially qualified to proceed with the purchase of your current home. On the simultaneous legal completion of the sale of your current home and the purchase of your new Linden home, we will pay the estate agents fees. Please note your buyer could cancel prior to legal exchange of contracts for the sale of your current home. In this instance, Linden Homes retains the right to cancel the purchase of your chosen home and retain the agreed proportion of the reservation fee in accordance with your reservation agreement. We reserve the right to withdraw Smooth Move if an acceptable buyer is not found within the specified period. Should we secure a purchaser for your current home on your behalf and you do not proceed to purchase a Linden home, you may be liable to pay all Estate Agent fees. Reservation fees may vary dependent upon the location of your new Linden home. An upfront fee of £500 is required, all of which is refundable against the reservation fee and purchase price of your new Linden home. If you choose not to purchase, Linden Homes will retain up to fifty percent of the fee to cover reasonable administrative and other costs incurred in processing and holding the reservation. Smooth Move is available on selected plots only.
