Welcome to this community website supporting our proposals for the residential development of Land East of Allington Lane in Fair Oak.

Earlier in 2018, full planning permission was granted for the construction of 72 new homes at land adjacent to St Swithun Wells Church, including the reconfiguration of the existing church car park. This development is now under construction by Linden Homes.

Following the approval of this planning application, Linden Homes is now bringing forward proposals for approximately 39 additional homes on land to the south and east of this approved development. The land forms part of a reserve allocation in the adopted Eastleigh Borough Local Plan Review (2001-2011) and is allocated for residential development in the emerging Eastleigh Borough Local Plan (2016-2036). The site is adjacent to the built-up limit of Fair Oak.

Summary of proposals

The proposals include a comprehensive landscaping strategy which will include public open space, attractive boundary treatments and new planting across the site. The overall visual appearance of the site will ensure a pleasant environment for nearby existing and future residents to enjoy.

Linden Homes’ proposals will deliver a high-quality development that will make a valuable contribution towards Eastleigh Borough Council’s identified housing needs. The detailed proposals include:

  • 39 new homes, of which 14 homes (35%) will be affordable
  • A range of 1 & 2 bedroom apartments and 2,3, and 4 bedroom houses
  • A design which reinforces local distinctiveness and uses good quality materials, placed within a scheme that creates its own strong sense of place and character
  • The inclusion of public open space
  • Utilisation of the existing vehicular access into the site from Allington Lane
  • Pedestrian and cycle links to the approved Linden Homes development to the west
  • Provision of energy-efficient new homes built to the latest building regulations

The Site

The site is located south-east of St. Swithun Wells Church and west of The Kings School in Fair Oak, and is approximately 3.2 acres (1.3 hectares) in size.

The land forms part of a reserve allocation in the 2001 Eastleigh Local Plan and is allocated for residential development in the emerging local plan. It is adjacent to the built-up limit of Fair Oak.

Linden Homes believes the traditionally designed, high-quality residential scheme offers an opportunity to deliver a sensitive development that will contribute to Eastleigh Borough Council’s identified housing need and provide associated benefits for the local community.

Next Steps

Linden Homes is in the process of finalising its proposals before submitting a full planning application to Eastleigh Borough Council.

Once the application has been registered, there will be an opportunity to comment on the planning application during the Council’s statutory consultation period.
