Seek Sanctuary On The Island At Nash Mills Wharf
16 Dec 2014

Linden Homes is preparing to launch its latest phase of beautiful homes near King’s Langley, at the extremely popular Nash Mills Wharf.

Early 2015 will see the arrival of The Island, the brand new collection of Linden Homes’ apartments. The first nineteen to be released will be 1, 2 and 3 bedroom apartments.

These contemporary and beautifully designed new homes are located next to the Grand Union Canal in Nash Mills Wharf and many of them have lovely views. It is within walking distance of the station – so while you can live in the peaceful surroundings this area offers, you are still within easy reach of London.

Simon Pendlebury is the sales and marketing director for Linden Homes:

“Previous phases at Nash Mills Wharf have sold out very quickly. It’s one of those developments that has a lovely feel about it. People come to see the show home and just want to be part of the community here. It’s well located, with pretty views and it’s extremely well placed for commuters.”

In the previous phase at Nash Mills Wharf, fifty percent of the homes were bought by customers who used the Government’s Help to Buy scheme.

It’s a scheme that almost 50,000 people have now taken advantage of since it was introduced in 2013: Of those, more than 80% were first time buyers. Help to Buy is available in this latest phase at Nash Mills Wharf.

And in his recent Autumn Statement, the Chancellor announced sweeping changes to Stamp Duty charges in England and Wales. George Osborne told Parliament that 98% of homeowners would be paying less. So now, only people who buy homes worth more than £937,000 will pay more in tax.

The average family home in the UK costs £275,000 – the Stamp Duty would be £3,750, as opposed to £8,250 under the old rules – that’s a saving of £4,500.

The average Help to Buy home in the UK costs £185,000 – the Stamp Duty is now £1,200 instead of £1,850 – that’s a saving of £650.

With the combination of Help to Buy and the changes in Stamp Duty, it’s could be a good time to buy a new home.

Because interest in The Island - this latest phase of Nash Mills Wharf - is expected to be high, it is probably a good idea to register your interest now. Once we have your details, you will be amongst the first to be told news from the site and given information about when the apartments are being released.
