Move Into Your New Leicestershire Home Before The Start Of The New School Term
20 Jul 2016

The schools may have only just broken up for summer, but those looking to move house could be in their brand new home before the start of the September term.

With a quick, hassle-free move among the many benefits of Linden Homes Midlands’ part exchange scheme, there is a chance to find out more about the popular incentive at a special event on Saturday, July 30.

Financial and sales experts will be on hand at the Mulberry Park development in Hamilton, where a stunning range of three, four and five-bedroom homes are being built.

The detached and semi-detached properties are perfect for those looking for a first family home or who are upsizing.

The open day – which runs from 10.30am until 5pm – will give visitors the chance to see what the 60-home development has to offer as well as find out about the scheme, where Linden Homes could be the guaranteed buyers for your existing property.

According to recent research, more than a quarter (28 per cent) of UK homebuyers have had a house sale fall through after the buyer had accepted their offer.

The main reason for deals falling through (27 per cent) was the seller suddenly deciding they didn’t actually want to sell.

Meanwhile, 21 per cent of buyers said they were cheekily gazumped, with their seller accepting a higher bid, despite their offer having already been accepted.

However, Part Exchange is a cast iron way of ensuring that your precious link in the selling and moving chain remains intact, and crucially guarantees you a buyer for your existing property.

Linden Homes Midlands area sales manager Bev Lowndes said: “There are many advantages to using the part exchange scheme; there is no chain, valuations are obtained on your behalf, the new homes developer deals directly with the estate agent, and a fast sale usually happens quickly – in most cases under six weeks with the Part Exchange scheme.

“This is a fantastic scheme for homeowners who have an existing property to sell and are looking for peace of mind that they have a buyer who is not going to pull out on them at the last minute – as the figures from this recent study seem to show.”

If you are a homeowner and are eligible for part exchange, here’s how it works:

  • Linden Homes will arrange for at least three independent valuations of your existing home and will make you an offer based on their suggestions.
  • Once you agree the offer, and subject to satisfactory surveys, Linden Homes becomes your cash buyer, freeing you up to place your reservation on your new home.
  • Stay in your old home until your new one is ready to move in to.
  • After that, it's a case of setting a moving-in date, boxing up your things, and basking in the relief of a quick chain-free move to the home of your dreams.

The Mulberry Park development, off Laverton Road, is open from Thursday to Monday from 10.30am until 5pm. Alternatively contact the sales team on 0116 2145872.
