Investment Set To Take Off At Victory Fields' Heritage Collection
29 Sep 2014

Investors are eyeing predicted annual yields of six per cent on a historic set of properties at award-winning Linden Homes’ Victory Fields development near the Cotswolds village of Upper Rissington.

The Heritage Collection has been lovingly brought to life from a handsome former aviation building that dates back to when the site was known as RAF Rissington – or Little Rissi by the locals – and military planes were a familiar sight flying in and out.

The arrangement comprises a pair of three-bedroom single-storey homes and a trio of four-bedroom homes. So returns could be as high as £20,000 a year.

Lynda Woodcock at estate agents Connells, based in Witney, said: “Investors can buy safe in the knowledge that we already have people looking to rent at Victory Fields. It means rental income would be likely from the very start, paid by tenants whose references we've checked.

“Another advantage for investors is that there’s no property management to worry about for a while because each home comes with a NHBC guarantee and customer care warranty.

“In fact, the whole site is very attractive. It’s a new development but there’s space, the houses aren’t on top of each other, and the trees have been preserved – it’s all how it should be and the finish is very good.”

Part of the wider Victory Fields neighbourhood, the Heritage Collection will be near a village square including a local shop, a proposed public house, gym and green space dotted with play areas, wildlife ponds and tennis courts.

Steve Garton, sales and marketing director at Linden Homes Thames Valley, explained: “The Heritage Collection is catching the attention of investors. Because they’re newly refurbished they’ll be low maintenance, and with neat, smaller gardens to keep up.

“The area is beautiful and very popular with visitors, so they would reward second home owners to use as their rural retreat and then let out to visitors to earn an extra stream of income. We’re anticipating impressive returns of up to six per cent.

“Alternatively, the convenient layout is also very tempting to downsizers, who will appreciate the village amenities on their doorstep, the stunning surroundings, and the unique RAF style and history of their homes.”

The dimensions of the Heritage Collection have given the opportunity to create authentic character throughout each property, with soaring ceilings and double-height, double-glazed timber windows flooding the broad and airy interiors with light.

The Benson is a three-bedroom bungalow. Only one of two bungalows available, it comes with a large open plan kitchen and dining area and built in wardrobe to the master bedroom.

The Cosforth is a two-storey house containing four double bedrooms with a spacious open-plan kitchen/dining/family area and a separate living room. The Kinloss is a similar layout.

The Whaton, is spread out over a generous 2,050 square feet across two storeys and with four large double bedrooms, plus expansive and open-plan kitchen/dining/family area with a separate living room.

The four homes enjoy an en suite to the master bedrooms and come with dedicated parking, as well as the assurance of 10-year NHBC guarantee and two-year customer care warranty. All flooring is included and the properties are ready for immediate occupation.

Buyers will look to Linden Homes’ superior quality and all-inclusive value, including fully-fitted kitchens with ceramic floor tiling, bathrooms with contemporary and stylish sanitaryware and wall tiling, and communications connectivity designed for modern living.

Victory Fields is almost equidistant between Cheltenham and Oxford. Main roads link to the motorway network giving access to the M40, the M4 and the M5. The nearest train station is at Kingham, from where services can reach London Paddington in about an hour and a half. The nearest international airports are Birmingham and Heathrow.

To show the opportunities on offer at Victory Fields, an open house event is being held on October 11th and 12th at the development, where investors will be able to find out further information and have a look around the show homes.
