Welcome to this community website supporting our proposals for the residential development of land west of New Barn Lane, North Bersted.

The principle of development at land west of New Barn Lane was established when Arun District Council granted outline planning permission for 90 new homes in February 2016. In May 2017, permission was also granted for an amended access for the site.

Following these decisions, Linden Homes undertook its own programme of community consultation in July 2017 and has now submitted a reserved matters planning application (Application Reference: BE/113/17/RES).

The proposed reserved matters layout follows the principles approved at the outline stage. 

The proposals include a comprehensive landscaping strategy which will include the creation of a large area of public open space, attractive boundary treatments and new planting across the site. The overall visual appearance of the site will ensure a pleasant environment for nearby existing and future residents to enjoy.

Linden Homes is proposing a traditionally designed, high-quality residential scheme including:

  • 90 new homes, of which 27 (30%) will be designated as affordable;
  • A balanced range of 1 & 2 bedroom apartments, 2 & 3 bedroom bungalows and 2, 3 & 4 bedroom houses;
  • A large area of open space adjacent to New Barn Lane, including a new Local Equipped Area of Play (LEAP) and two new Local Areas of Play (LAP);
  • A total of 211 parking spaces, including 186 allocated spaces (of which 18 are designated for wheelchair users) and 25 visitor spaces;
  • Provision of energy-efficient new homes built to the latest building regulations;
  • Significant funding to Arun District Council and West Sussex County Council for local services through S106 contributions.

The site is located to the west of New Barn Lane, North Bersted and is approximately 9 acres (3.7 hectares) in size.

Linden Homes believes the traditionally designed, high-quality residential scheme offers an opportunity to deliver a sensitive development that will contribute to Arun District Council’s identified housing need and provide associated benefits for the local community.

Benefits

The delivery of new homes on this site would provide a number of benefits to the wider community, including:

  • An important contribution to ADC’s housing needs;
  • A range of homes, from 1 to 4 bedrooms, including a 30% provision of affordable homes;
  • Approximately 135 new jobs created on-site during the construction phase, primarily with local contractors*;
  • Opportunities for local people seeking apprenticeships in the building industry;
  • An extensive package of S106 financial contributions to ADC and WSDC for local services (Bersted Green Surgery, South Bersted Primary School, The Regis School and Sixth Form, Footpath 134 improvements, local library improvements, etc);
  • Significant New Homes Bonus payments to ADC and WSCC over four years.

Next Steps

Following consultation with local residents and stakeholders - including a public exhibition on Tuesday 18th July 2017 - Linden Homes has now submitted a reserved matters planning application to Arun District Council.

Once the application is validated, there will be an opportunity to comment on the planning application during the Council’s statutory consultation period.
