Overview

Linden Homes has acquired an interest in this site which already has outline planning consent for a residential development.

We have now submitted a reserved matters planning application to Peterborough City Council, which contains detailed proposals for the design, appearance, layout and landscaping of 80 new homes. The application has been validated and you can view all the supporting documentation on the City Council’s website using the reference 18/00377/REM.

We held a public exhibition in February at which the community was able to view the proposals and provide feedback. You can view the display material here.

Layout

We have now submitted plans for:

 

  • 80 new homes, both open market and affordable, ranging in size from one-bed apartments and two-bed bungalows to five-bed houses.
  • 30% of the new homes – i.e. 24 properties – will be affordable. That means that they will be owned and managed by a housing association and made available either for shared ownership or affordable rent.
  • Parking will be provided in accordance with the City Council’s standards.
  • 1.7 hectares (4.2 acres) of green space, including an area of open space designed to create a similar environment to Barnack Hills and Holes.
  • There is also planned to be a Local Equipped Area for Play (LEAP) and we have asked Barnack Parish Council to contribute ideas for the types of equipment it would like to see installed.

History

We acquired this site from Gladman Developments, which was granted outline planning permission for up to 80 new homes in March 2017.

This planning consent established the principle of residential development on the land, including the number of homes, amount of open space and point of access.

Following a public exhibition, held in February 2018 and attended by 130 people, at which we displayed our detailed plans for the design, appearance and layout of the homes, we have now submitted a reserved matters application to Peterborough City Council.

The Site

The site, known as Land West of Uffington Road, is located on the northern edge of Barnack. It sits to the west of the recently completed Paynes Field development on Uffington Road and to the north of existing properties on Bainton Road.

Benefits

The delivery of new homes on this site would provide a number of benefits to the wider community, including:

 

  • The provision of 24 affordable homes, in line with the policy requirements of Peterborough City Council.
  • New open space provision, including a play area and replica Barnack Hills and Holes, accessible to everyone.
  • Up to 120 jobs created on site during the construction phase, primarily with local contractors.
  • Opportunities for local people seeking apprenticeships in the building industry.
  • A Community Infrastructure Levy (CIL) payment of around £700,000 to Peterborough City Council, of which Barnack Parish Council will be entitled to 15% (£105,000). NB: this figure is subject to a final layout agreed through the planning application.

Next Steps

We submitted a planning application to Peterborough City Council in March 2018.
