Overview

Linden Homes has developed plans for 37 new open market and affordable homes on land west of Hole Lane, Bentley.

To help ensure that local housing needs can be suitably catered for, the scheme includes a balanced range of homes from one bedroom apartments through to five bedroom houses. The housing mix is detailed below:

  • 4 x 1 bedroom flats
  • 12 x 2 bedroom houses
  • 11 x 3 bedroom houses
  • 7 x 4 bedroom houses
  • 3 x 5 bedroom houses

Of the 37 new homes, 22 would be sold on the open market and 15 would be designated ‘affordable’ homes. Access to the scheme would be via a single access point off Hole Lane and via the existing doctors’ surgery car park.

Preparation of detailed plans

Following the recent granting of outline planning permission for the development of the above site with 37 new open market and affordable homes, Linden Homes has now prepared detailed plans, which will form a reserved matters planning application.

The planning permission granted by East Hampshire District Council (EHDC) already covered the basic principle of development, together with the layout, landscaping and access arrangements. Consequently, only the scale and appearance of the new homes require further approval.

Linden Homes has now completed the necessary work to allow for this detailed submission to be made. Acknowledging the nature and character of Bentley and its adjacent Conservation Area, Linden Homes is aiming to deliver a bespoke, high-quality and sensitive scheme.

History

The land in question has previously been included in East Hampshire District Council’s (EHDC) Strategic Housing Land Availability Assessment (SHLAA).  As a village, Bentley has been classed as a higher order settlement, which is deemed suitable to accommodate some further housing.

Having considered this and on the basis of having secured a controlling interest in the land in question, Linden has prepared plans for a scheme of new homes. As part of the preparation of these plans over the last few months, Linden has carried out a range of technical studies and has discussed its initial proposals with officers at EHDC, Hampshire County Council (HCC), Bentley Parish Council and the site’s immediate neighbours. Initial plans were presented to EHDC officers and Bentley Parish Council on the 5th and 17th  March 2014, respectively, before being developed further and presented to the community at a public exhibition on 23rd May 2014.

Linden's outline planning application was approved in November 2014 and the subsequent reserved matters application was approved in May 2015.

The Site

The site is in the village of Bentley, in the north-east of Hampshire. The village is situated just off the A31, about five miles south west of Farnham.

The site is located west of Hole Lane and adjacent to the existing Doctors’ Surgery. It is bounded to the north by allotments and Jenkyn Place Vineyard, to the south and east by residential properties and to the west by open fields.

Benefits

As well as providing a range of new homes that respond to a housing need in the area, the development of Linden Homes’ scheme also delivered a number of benefits to the local community through a range of financial contributions, secured through a Section 106 legal agreement. This includes contributions towards:
