Overview

Award-winning housebuilder Linden Homes has acquired an interest in land off Wedow Road, Thaxted, and has now submitted detailed proposals to develop the site.

As you’re likely to be aware, outline planning consent was granted in May 2014 for a scheme providing 47 new homes with access from Wedow Road. In order to provide the community with an opportunity to view the proposals prior to submission of the Reserved Matters application, a public exhibition was held in May. You can view the exhibition boards here.

Linden Homes has now submitted its Reserved Matters planning application and sent a submission newsletter to local residents outlining concerns stated at the public consultation. The newsletter can be found here.

The development of this scheme would deliever a number of important benefits for the local community, including:

 

  • Total investment of circa £12 million into the local economy through the development of the site
  • The provision of much needed affordable housing for local people
  • New Homes Bonus payments to Uttlesford District Council and Essex County Council totalling £396,419 over a six-year period. The money is provided un-ringfenced
  • A comprehensive Section 106 package towards local infrastructure and services totalling £368,450
  • The creation of a number of new jobs during the construction period. A development of 47 homes would requires a workforce of 70 people *
  • Opportunities for local people seeking apprenticeships in the building industry
  • Highly energy efficient homes using the fabric first approach, helping to reduce the cost of utilty bills
