Overview

Welcome to this community website supporting our proposals for the residential development of land at Matthewsgreen Farm, Toutley Road, Wokingham.

The principle of development at Matthewsgreen Farm was established by the outline planning consent granted in April 2015. Linden Homes’ reserved matters planning application for 73 new homes in Phase 2b (Application Reference: 162140) was approved by Wokingham Borough Council’s Planning Committee in November 2016.

Following this decision, Linden Homes acquired the land to the south-east, which will form Phase 3 of development at Matthewsgreen Farm. We are currently in the early stages of preparing a reserved matters (detailed) planning application for 93 new homes on this site.

The layout follows the principles approved at outline stage. 

The proposals include a comprehensive landscaping strategy which will include attractive boundary treatments and new planting across the site.  The overall visual appearance of the site will ensure a pleasant environment for future residents to enjoy.

Linden Homes is proposing a traditionally designed, high-quality residential scheme including:

  • 93 new homes, including 6 affordable homes
  • Parking provision for residents and visitors in accordance with Wokingham Borough Council Standards
  • Section 106 contributions in line with the existing outline planning consent

The Team

Linden Homes is Galliford Try’s award-winning housebuilding division and is the fifth largest residential developer in the UK.

We are based in Harefield and are one of 12 regional offices that operate right across England, from Cornwall to Northumberland.

The Site

Matthewsgreen Farm is located off Toutley Road, Wokingham. The site is approximately 6 acres in size and is located to the south-east of the Phase 2b site.

The overall Matthewsgreen Farm site received outline planning permission (0/2014/2242) in April 2015 for a mixed use development comprising approximately 760 new homes.

Linden believes the traditionally designed, high-quality residential scheme proposed offers an opportunity to deliver a sensitive development that will contribute to the Council’s identified housing need and provide associated benefits for the local community.

Benefits

Linden Homes’ proposals for Phase 3 would deliver a number of benefits to the local community, including:

  • 93 new homes, including 6 affordable homes - the housing will include a mix of 1 & 2 bed apartments and 3, 4 & 5 bedroom homes
  • Parking provision in line with WBC standards and the inclusion of cycle storage
  • Comprehensive landscaping, new public open space, planting and boundary treatments
  • Section 106 contributions in line with the existing outline planning consent

Next Steps

Following meetings with local residents and stakeholders in recent weeks,Linden Homes has now submitted a reserved matters planning application for Phase 3 to Wokingham Borough Council. Once this application is registered, there will be an opportunity to comment on the planning application during the Council’s statutory consultation period.

We will continue to keep residents and stakeholders updated during key stages of the planning process.
