What you need to know...

  • The Office for Budget Responsibility (OBR) has predicted growth of 2.7% in 2014, 2.3% in 2015 and 2.6% in 2016 and 2017
  • Everyone earning less than £100,000 will pay less income tax because of a further rise in the tax-free personal allowance for each taxpayer
  • Basic rate tax allowance to rise to £10,500 next year
  • Higher rate threshold to rise to £41,865 next month and then up 1% the year after

So what does this mean to you?

2.7% growth means a more positive economic outlook going forward and as Osbourne said himself “This is a budget for building a resilient economy. If you’re a maker, a doer or a saver, this budget is for you.”

The rise of the basic rate tax allowance and higher rate threshold in a nutshell, means more money in your pocket.

Fantastic News - Help to Buy:equity loan extended to 2020

The government has announced that they will extend the Help to Buy: equity loan scheme to December 31st 2020.

This means you can still have an opportunity to buy a brand new home with only a 5% deposit and 75% mortgage. The government lends you up to 20% of the cost of your new build home and you won’t be charged loan fees on the 20% loan for the first five years. The equity loan must be repaid after 25 years or earlier if you sell your home.

Why is this good news? It’s simple, the Help to Buy scheme was intended to help 74,000 households buy a new build home by March 2016. So far Help to Buy has supported over 25,000 reservations and this new extension to December 2020 means that a further 120,000 households will have the opportunity to purchase a home.

First Time Buyers

Now couldn’t be a better time to be a first time buyer. With Help to Buy capped at property values of £600,000 this leaves a wide variety of properties and developments to choose from to take that first step onto the property ladder.

Not only that but with mortgage rates at an all time low, banks are also promoting offers encouraging first time buyers to take the plunge. Halifax has recently relaunched their stamp duty offer for first timers offering to pay the stamp duty on first time buyer properties with a maximum property value of £250,000*.

Looking to move up the ladder? No problem!

With the government announcement that the Help to Buy mortgage guarantee scheme is set to remain until 31st December 2016 this means that purchasers are guaranteed higher loan to value mortgages typically 80-95% with participating lenders. Combine this with the extension of the Help to Buy equity loan scheme and whether you want to get on the ladder or move up it really is the perfect time to buy.
